With this in mind, There is an opportunity for me to take the leads that don't meet their requirements for flipping and have them wholesaled to me for buy and hold.With my experience in structuring the workflows, down to the details of efficiencies, of a rehab business, my plan is to rehab the rentals and refi them into long term cash flowing properties.Onto my question - As I'm 1099, am I better off being patience and building 2 years of tax returns on 1099 income in order to finance a loan and build that way?

I am trying to create a deal workflow process to help minimize getting caught with unexpected timeline or costing issues. 

From there create a workflow that will automate the task to call them that day, next month, whatever you want really.

I doing research to see what gaps there are in property management workflows, and if there are, if current solutions are able to meet them.

I have a basic understanding of the financial and regulatory side of things and feel comfortable working through problems from that side of the business but am going to likely struggle with the industry network and general workflow of a project.  

In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring.

@Brian Gerlach To your comment, I think I should have separated the tools into two broad categories:Category 1: Tools that improve the front end short-term rental operations (communication with guests, pricing, channel management), andCategory 2: Tools that improve the backend and workflow for the team.

@Brandon StockYou could do it with rei blackbook, but adding a role field and have your workflow function differently based on the role of the contact.I am looking forward to trying invelo too, but reibb is the most robust I have found so far.
