What the gurus don't tell you is that they are comparing market rents to the GROSS amount of S8 rent on a voucher which INCLUDES LANDORD PAID UTILITIES!

They put utilities in their name and keep them paid.

. $1300/month, tenant pays all utilities. 4 bedroom one is vacant.

As well as utilizing them to market and sell your properties.

Also, you'll want to look at value add opportunities with utility optimization, either a reno project to pass utilities on to tenants or some kind of billing system.

I can's imagine a situation where all 4 tenants have elected to hand wash their clothes and use the dryer (there is no utility sink in the laundry room).Can you think of any reasons why the dryer would be used that much more/washer used that much less?...
