Re-titling real estate can get expensive with the misc. transactional fees associated with the process + you are at risk of the lender triggering the due on sale clause if you don't plan on refinancing the real estate.

I’m wondering if anyone has been threw the process of buying a rental property in the US as a Canadian.

Any good realtor will have a template or will be able to explain the whole process and how to navigate it well.

I know that a lot of newer investors have trouble understanding the rental license process in Philadelphia and what must be done. 

Started the process on 1 house in Cape Coral Nov. of 2021. 

In having substantial experience as an investor, where these projects are second nature, I'm making it a priority to partner with buyers to guide them through the process.

Again, when the process is almost over, look back and evaluate.

The next two were so far out in the weeds there was nothing for a Realtor to do anywhere in the process. 

The underwriting process is certainly more arduous than most acquisitions but through my personal experiences some of the lenders are far more knowledgeable about the requirements and make for a far easier process for both seller and buyer.

Learned sooo much about the process, took us 2 years to do it all only on weekends and holidays.
