When I was a student in the 90s I remember there was a lot of whining from the boro's businesses related to the perception that the students were not patronizing the local businesses well enough. 

Or are you unhappy that you couldn’t patronize such things?

As a host I also spend a huge amount of time patronizing other vacation rentals as well and am always appalled at the level of issues around basic lock function I encounter in rentals where I know the owners are hundreds of miles away. 

. - I do not see this as exchanging gifts, but as customer service and encouraging new tenants to get out and patronize local businesses (who, in turn have been very good at referring prospective tenants to us).

An specific lack of available commercial space available in our local area.A lack of short term rental options for travels in the area, and or patrons of the local event centers.

Or could people find it patronizing?

They thrive because they value their customers, offering excellent service that makes patrons feel special.

.) , road traffic counts, starting cap rate on purchase with blended cap rate over time, 1,3,5 mile population levels in a ring radius, median income households levels, income and population level growth trend's, crime stats,  is property on going to work side or going home side of road, when was property last re-imaged inside and out with the building, sightlines to property ( is it visually down in a hole or up on a hill which deters customers to patronize the business ) or is it nice and level and easily visible from the main road, parking ratio spaces for the parking lot is it ample or not enough for the tenants business model, any future road widening that would impact the parcel size of the property, access with how hard is it to get into the property such as a U-turn, does it have large back anchors for cross feeder daily traffic to the site, etc.All these things and more come into evaluating NNN properties.Hope it helps some.       

But some of your posts are patronizing and, most importantly, misleading to the members who are asking the questions.  

Excellent high quality traffic zone with easy access for patrons and shadow anchor all over the place.
