Here’s a breakdown on whether an LLC might be useful at this stage:1.

NJ is a big one—places like Newark, Paterson, or even smaller towns have better cash flow potential.

We have almost exclusively residential but have a few small retail rentals.

It would be great to have something like that.  

I have an interior design background and can make this property really cute, but is it worth it?

A lawsuit at this stage is likely throwing good money after bad.

I have done it with some contractors taking Paypal where you can use a credit card on that site with a fee, or QuickBooks is another one too.

We plan to keep them on a month to month lease but after a few months, have them sign a year lease and increase rent, however, we need help finding a GOOD app/website to get lease agreements/documents from or get a template so we can fill/add certain things we want.

I'm not skilled enough at Excel (yet) to create an accurate proforma for this from scratch.Does anyone know of a good resource for a proforma that would fit this?
