Analyzing a Deal with Private Money Covering Part of the DP

I've been looking all over for this and haven't found any resources yet. (Even went beyond the second page of Google.)

I have an investor who wants to partner on a deal by providing a loan for the down payment. DP is likely to be ~$55,000. 

He'll bring $50k and I'll bring $5k. 

He get's principal and simple interest payments over a number of years.

I'll manage the deal and the property.

Looking to create a proforma for this that would fit a typical rental analysis but insert the detail of having private money cover the DP. I'm not skilled enough at Excel (yet) to create an accurate proforma for this from scratch.

Does anyone know of a good resource for a proforma that would fit this? Or one that can be easily adapted?
