Start with your closest friends and family but they will invest with you because of your relationship not necessarily because of the real estate or your real estate acumen. 

@Michael James Hamlin I'm a former tax accountant/business consultant turned fix n flipper and investor friendly agent. 

Akron is a very blue city and are not very landlord friendly - source of income protections, etc... 

I wouldn't say it's automated, but it's a user friendly CRM so far.
