Just from what you said, I would pump the brakes on wholesaling and figure out what your plan is.

I would pump the brakes on doing this right as a first-time because deals are much harder to find.

^^ Numbers are fluid here, but the point is that it demonstrates to this person that you understand that they are a professional and offer value (the very reason you want to work with them) and that at this moment you are a man with a hope, not a ready, willing, and able buyer.
