I need help with wholesale deal
I’m looking for my first wholesale deal. But I’m a little confused on the comp. Five years ago the owner put the property on the market for $45,000 but it fail. So, today I found 1 house that sold similar for 225,100.
Example- subject property-123 main st 3bd 2ba year 1935 sqft 1542 $45,000 MLS Fail
Comp 1 130 s greenwood Ave 3bd 2ba year 1941 sqft 1649 $222,100 sold
ARV- 211,254
Sqft $137
It’s out of dated
MAO 62,878
It’s doesn’t look like a deal
Do I need find other comp and adjust the appraisal
