Though this is easily fixed out of security bond.Include in your ad that nuisance pets (barking, aggression) is not acceptable, include this also in your agreement.

Hi Michael,There are no "Pit Cats" only "Pet Cats".Cat bury their "business" in a litter box or outdoors.Cats don't bark all day while the owner is away at work.Cats seem to make decent tenants.Just my 2 cents.

There are no Pit Cats, only Pet Cats.Cats don't bark all day while the tenant is at work.Cats bury their "Business" either outdoors or in a liter box.Cats don't scratch and gouge doors wanting to get out.Repair workers (and you) are not afraid of going into units with cats (unless maybe it's a lion).I think cats make good tenants (quiet and get along with others), dogs have more downsides to them.Just my 2 cents.

I would also put very strict rules regarding how many and what type of pet(s) allowed, that they cannot be a nuisance to neighbors (no leaving outside, barking, etc), and put something very solid saying that a pet cleaning and deodorizing charge will be taken out of deposit when they leave.... think of anything/everything and put in the lease!
