The Heights belt I am referencing is strictly the more South/Southeast area (Garfield, Maple, Warrensville Heights)You can definitely find some solid multifamily in the Shaker Heights area.

As you mentioned, the southeast florida market is very pricey right now.

We have multiple MHP's and RV Parks in the South east.

Back when I was in the acquisition side at a large apt holding firm, every property was in a separate LLC, and when I spoke to investors there (Nebraska) it seemed like small and large investors kept everything in LLCs as well.Not sure if it is just state by state or what, because I always thought that was the way you did things as an investor. 

When we arrived from Nebraska, we were quite shocked in the difference in costs relating to fuel, groceries, services and night life.
