I remember once I was in a nice area of ATL at a closing and the attornies office was hot I asked whats up he said his two condenser got stolen that night LOL.. its a very active sport out East of the rockies we just dont hear of this on the west coast..

On some older properties where perhaps you have one water meter for 2-3-4 units or one gas meter for 2-3-4 units, or units that share hot water, something like that the owner might pay.

Cash flow is possible, but it also is not necessary to retire off of RE.Good luck and I wish you the bestI fill out a spreadsheet w/ the bigger ticket items - roof, siding, AC (this one has a mini split), hot water heater, flooring.

Exactly if its a hot deal cash just means you beat out the next guy who needs financing does not mean deep discount .. at least in markets were RE is sought after.
