My off market purchase that closed New Years Eve (Dec 31, 2020) I received an accessed value for property tax purposes of ~$100K over what I paid for the property. 

No, I don't mean when you got the call on New year's eve about the leaking toilet, and you need someone fast......What I meant is:  how did you show your loyalty and appreciation to your supporting team so they will be there for you when you really, really need them?

This is achieved through proper ventilation (air flowing from the eves to the top of the roof) and through proper insulation.

@Eve Oliver I believe there are legal questions here as to marketing real estate you do not own, so what I have always done is put language in the contract that says I can market it for lease and put signage up before closing.

This is a counter to my last post on how great the last few years has been...AND HERE’S THE STORY…I started investing during the last downturn, biding my time for a couple years, until the real estate market started reverting in 2012, buying my first property on New Years’ Eve of 2012.

This past winter we had a new roof leak (ice dam at the eves ... never happened before.) and make a mess of the living room ceiling in the apartment below.   

But after going full-speed in entertainment for almost 4 years, the music died (my last Nashville show) on New Year's Eve (2016).
