Do you know how it works if I'm out of the country?

I have been to the DFW area a few times but not specifically to these northern suburbs, but I know that DFW is one of the fastest growing metro areas in the country with a robust economy, and I expect it to keep growing.

I see mostly out of state or out of country investors working with New Western in Birmingham because they don't have the knowledge of the city and surrounding areas.

I'm a real estate investor in other parts of the country but not NY due to the extremely high buy in price.

I used to do essentially free consulting with new investors on it but gave it up for some of the same reasons - everyone thinks you can just sit at home and buy good properties across the country that are in great shape. 

We have done lots of research about the city, but I know there are things that can come up from people with experience, especially since we are OOS (and out of country too actually!).

2. how to know where to find a B,C,D areas\neighborhoods in cities\ countries.3. how do I know if a property is worth the checking\ buying?

I now am looking all over the country, thinking of trying to find a duplex that’s has land where i can add more units in the future, or just a small apartment building, honestly I dont know at the moment just wanted some feedback from people who know more than me Hi Jadan, I was in the same shoes when I was priced out of where I lived (Portland OR) so I decided to move to Columbus OH.
