I tell people to start by picking a strategy (OOS long term, OOS short term rental, fix and flip, etc) THEN pick a market and submarket THEN look for good tools/people, doing it any other order tends to be an exercise in futility. 

It's like asking whether you can lose weight if you don't exercise.

This is usually rare, and the cost of these major repairs can be negotiated to be reimbursed at the sales closing when the option gets exercised.- The exit is defined according to the option period. - There are very low management costs since the property has long term tenants that take care of their own repairs.

I really am enjoying this thought exercise. 

A wrap does NOT remove the risk of a due on sale clause being exercised by the 1st position lender. 

The challenge I found is that with real estate it seems to be much more complicated than giving people encouragement and cheering for exercising..

We had 3 tenant buyers exercise their lease options in October.
