Because it's for a beach house, I would prefer to stick with non-upholstered kind. 

I planned to put Pinterest to work and re-upholster them.

Couches and upholstered furniture need to be replaced every few years. 

Like button ripped off upholstered couch.

Also, I try not to buy any upholstered furniture and stick w surfaces that can be wiped down or -in the case of a futon I have-the cover can be removed and washed.

I usually would add an unusual piece....a higher end upholstered piece or a lecorbeusier (spelling sorry!)

Upholstered furniture can be bagged. 

I think furnished rentals there is a lot of wear and tear particularly on upholstered furniture.
