Furnish rentals or no?

Question

For people that are currently land lords: do you furnish your rentals?

If so, do you find that it attracts a certain type of tenant over another? For example, does it attract more people in their early/mid twenties? My intuition would lead me to believe it does.

Also, how do you go about making the decision to furnish or not?

@Derek Morrison if you have a hunch of furniture already and need to keep it someplace, you can usually get higher rent.  You might also be able to do short-term corporate rentals if you have a good property manager.  I personally would not go buy furniture for a rental unless the goal was to do short-term rentals to make a lot more $$.

We don't furnish apartments and I think it's a bad idea unless you have a short term rental or corporate rental. That is just more maintenance and cost and I don't think you'll get your ROI back.

@Derek Morrison assuming it’s not a vacation rental then NO.  Unless it’s a corporate rental with lengthy term lease. I’ve done short term for professionals like traveling nurse, or temp exec and it’s just more trouble than it’s worth, in my opinion.

@Derek Morrison furnished units usually are good for vacation, corporate, student rentals.

It is more similar to hotel/motel rental as well.

We furnish student rentals but this is typical in our area. This accommodates summer beach rentals and 9 month Student rentals.  I think furnished rentals there is a lot of wear and tear particularly on upholstered furniture. Also glass disintegrates  in the hands of a renter.  all extra costs you need to consider.

Sometimes on unfurnished rentals people ask for furnished and I have offered to do so as there is a furniture rental company that can supply the area.  However I know you could easily also get consignments furnishings.  Those requests typically come from young people new to the area, either students or early career workers. I have never had on pan out, they get their own stuff.
