    Agreed with @Nathan Gesner. Also keep in mind that the move-in and move-out inspection is far more tedious with a furnished place. You're counting # of plates, silverware, wine glasses remaining, etc. You're also looking at stains on furniture. In some cases, you'll just cut your losses and assume this will happen. 

    If you opt for furnished, I recommend taking a larger security deposit. For example, in CA, you can take 2x month's rent for unfurnished but 3x month's rent for furnished.
