We were happy that we got a really nice single family home for a cheap price, and the wholesaler made a sizable fee.

This is a nice benefit to technically increase the rent during the year.

If my landlord sent me something like this (with the over the top “nice” overtones) is throw it away

They did a very nice job with the rehab.

We had 2.2 months of inventory in August that is up from last years months of inventory of 1.4 months back in August 2023.We also have had a nice drop in mortgage rates the last several months so I am just hoping rates stay low and inventory increases even more so that we have a lot more real estate sales this winter. 

Especially if you’re nice.

In terms of living in Columbus, it's affordable and the nice thing is you can be pretty much anywhere in 20-30 minutes. 

My house is pretty nice, with a nice detached garage, and land.

It will be nice to connect with other Newbie investors in the area and exchange plans and ideas.

However, if you get a nice property there's no reason you can't manage it remotely.
