Building my Own House, then using BRRRR

Good afternoon! I am new to real estate investing, but are ready to dive in. I am putting together a business plan to BRRRR at a professional scale. To put this in context, I own a construction, renovation company. We are about 1/2 way done my personal residence. This residence is being paid for by cash, no mortgage, etc. I am able to finish the project using cash as well, no loans needed so far that I can see. However, short of my stock portfolio, which I don't want to touch as it does well too, I don't have the cash to buy my first deal. My house is pretty nice, with a nice detached garage, and land. I suspect the total value of the property and structures here will be appraised for 850k-1 million. How do I leverage this best? What if I want to start BEFORE my house is completely finished for other reasons as well. Thank you so much in advanced for your help.

I would try to get a HELOC on the property. The other option is to look for private money, or for friends and family or even if you have retirement savings, and having them self direct the funds and lend to you.

You can also go and look for a partner that brings the capital and you bring the experience/sweat equity
