One of the owners of my brokerage is a savvy investor that owns short term rentals, storage units, and commercial buildings and being able to spend time with him and watch closely what he does allows me to mirror him and start making the moves he did early in his career.

This being my first unit, I would HIGHLY value someone who took better care of the place and made rent collection easy, over someone who's lifestyle mirrors the "pigsty" you mention and makes my life difficult.

Or just find the receipts for every ceiling fan and mirror?

They do mirror cap rate trends over time, but early 2000 construction in good neighborhoods in Orlando sell in the high 2% cap rates now.  

(compared to what your competitors are offering).Then I think about if the competition is offering rent concessions, move in for a dollar, fog a mirror and your in, etc...
