I am in New York City, but the goal is to house hack in NJ or NY (probably out of the city) first and expand my empire.I would love find a mastermind group in my area or any kind of accountability until this becomes a habit haha!

Especially in the next phase of this business knowledgable agents will be increasingly prioritized by sellers #3 Get into good business building habits (i.e. cold calling, door knocking (not right now but you know what I mean), open houses)#4  Get to know everyone you can in your local community.  

My mother had this habit of collecting every paper receipt in an envelope and saving them!

Just to give you a little history my brother was that person on the first house however because of his lack of knowledge and him being a bit of a hot head, he did more harm than good. 

Landlords cannot increase rents forapartments that are in violation of the warranty of habitability.

That said, if it works in your favor-rehabbing or whatever-no harm in cutting the tenant a break.

Not sure how that would harm the tenant.

It is it's own separate piece of paper that states that tenants are responsible for damage and charges occurring from putting grease, sanitary items, diapers, wet wipes, paper towels, other foreign materials or harmful substances in the plumbing.
