I think you're spot-on about whol-tailing being a good strategy for land. 

@Grant Doyle I think you're only chance for success in this arena is if you have direct control of the construction from top to bottom, so you would have to either learn the in's and out's of construction, or JV with a builder that is willing to sacrifice short term profits for long tail revenue. 

Currently, I am in the tail-end of cleaning up my credit and while doing that, I've been using the BP Tools to analyze properties (I truly appreciate how much easier it makes things - I invested in RE back in the early 2000's when nothing like this existed).
