Building A Cash Flow Portfolio

Hello BiggerPockets - my name is Randy and my goal is to create a portfolio of buy & hold properties that generate cash flow. Currently, I am in the tail-end of cleaning up my credit and while doing that, I've been using the BP Tools to analyze properties (I truly appreciate how much easier it makes things - I invested in RE back in the early 2000's when nothing like this existed). So, on to my questions - in the past, I managed all the properties I purchased but going forward I want to use property management companies.  Any feedback/tips on how to determine what is a quality PM and what are some red flags to watch out for?
