Wholesaling vacant land

What do you guys think about wholesaling land? is it something that is wanted?

I've been a land broker for 13 years, but also started a wholesaling company two years ago. I prefer to wholesale fixer SFR's or multifamily over land, event though I'm a land expert. With that said, I've wholesaled some land deals, but I actually preferred to whole-tale them, meaning close on them with my own cash and then re-sell them right away. One of the reasons is because the buyer is often more of an MLS buyer. Of course, if you know who a local builder is, and they tell you exactly how much they like to pay for land, then of course, you can wholesale to them. But land deals often seem to be hobbyists, random investors. Also, I can often get a bigger margin/profit, by being able to put it on the MLS as the owner, and not feel rushed during the 30 day period to find a buyer. Plus, land buyers, in my experience, often have less of a sense of urgency, as opposed to SFR investors, so it's more common for a land buyer to move slow or even change their mind, etc.
