I think we've said the same thing, with a different spin on it.  

I knew the customer was a scam artist because I overheard him spinning his tales to someone else.

At this point, it's become less of a realistic deal and more an exercise, as you said, but it's got my head spinning!

He lays out some awesome systems for properly managing rentals.Regarding your Investor Lending question: that is essentially what banks do with Home Equity Lines of Credit (HELOC) so, I could see lenders doing it too, but with more of a Hard Money (high) interest spin to it.
