Help! Looking for a specific template!

To make a long story short, I am closing on a Triplex next Friday, in which one of the units has a gentleman who should probably be in assisted living of some kind. The unit was trashed and the current owners pay somebody to go in and clean once a week. Also, they currently only get $400/month on a unit that is worth somewhere around $600-$650. Needless to say, I do not want to get involved. I'm looking for a 30 Day notice letter, but I want to spin it in a way that says I am doing so to renovate the unit (I am.) and sound the least bit adversarial as possible. If anybody has anything, let me know! It would save me some work. Thanks in advance!
