My guess is the two numbers under debt coverage relate to 1: the first purchase loan, then 2: the refinanced loan.Do you have a Lender who'll let you borrow 100% initially?

I have started an LLC and currently, have 1 property while in the middle of buying another.On the current property,     1) 30-year loan that was refinanced to pull equity and purchase the 2nd place.    2)  replace the heating and air in my current property.

I remember calling Citibank during that time asking about refinancing a 3-family and they said, "we're not doing any refinances at this time" and hung up on me.If you had the cash or could find a lender, of course properties that were cash flowing were still good.
