If I had to take a guess it seems there's no where to go but up, but that's a pure guess.

Either that or switch to a personal card that I purely dedicate to business expenses.

I definitely see both sides of the argument but from a pure safety of investment standpoint, the sooner you can pay off the property, the sooner you don't have to worry about some kind of significant downturn in the market that could crush your cash flow potential. 

Out of the dozens of homes I've been to during college, there were only a few that I would consider to be in decent condition and well maintained, but I think that's just pure luck in finding good respectable tenants.

That's highly risky, and pure speculation.
