Over a year it's like getting an MBA in real estate investing!

Hello all, This is the year I have made a solid commitment to myself that I would take real estate investing extremely seriously and get starting investing and making some money.I have an MBA in finance and have worked in commercial real estate analyzing complex deals for the past three years, so on the financial side, I have my chops.Here is my question: I have no money of my own for a downpayment and if I would do a real estate deal, clearly I will need investors.

I just finished my MBA in Information Systems and although it doesn't directly relate to REI, it has helped me build rapport in the industry.
