I followed a three-tiered system to determine the ARV:T1: Stay within one-miles radius, sold for fewer than six-months.T2: Size of the properties are within 200 sqft., must share certain attributes (bedrooms, bathroom, etc.).T3: Compare property typeI came to the result of above 200k and am looking for advice/comments from experienced investors on my decision.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.

We have a half done rehab in north lawndale and already seeing new highs for the 2 unit comps, it seems the fastest growth is 2 units in areas that become more popular for owner occupants huge equity to be made. 3/4s cashflow more and more but not seen the % appreciation of 2s and houses.

none of them. get closer to a capital market and major city within 30 miles. all of these are too far. look at homestead or north of palm beach county, closer to tampa, etc not an hour away these are over delivered and new builds from tract builders are selling for less than 200 per sq ft right now in some of these markets rents have softened. there's no jobs or macro city that's driving these areas. these are softer markets for BTR than other ones. get more involved and directly contract with builders. miami dade county, even Orlando has better
