Marcus,Don't expect the tenant to cooperate, and in fact, expect a battle if they are paying below market rent and you disrupt them.If the seller is calling you they are motivated. 

What incentive is a wooden nickle bonus to go through the process of finding a tenant only to receive multiple weekend/holiday calls for a disruptive tenant?

as an investor i targeted absentee owners, but i am having a hard time getting them to list with a realtor because many of them dont want to disrupt their tenants (but  they would be willing to sell).as a realtor, should i get a new list with criteria set as : Price,equity, location.  

That was to be expected as there are always palms to grease.Those that lived next to, or even within a few hundred feet of the new commuter rail suffered major disruptions to their lives.  

Look how terrible and how much corruption there is in the LA housing area they are tearing down rent control buildings and its lead to a lot of disruption in the free market. 

They have potential to be fairly disruptive in the business.

They seem to stay where they currently live, unless there was a disruption with the family or property.  

Somedays there are a DOZEN children running around disrupting the neighborhood and my very desirable tenants in a nearby unit. 

The 2nd contract would stipulate I would have this work start (within the move-in month)-completed (1 month, if that long) by a certain date.As I type this I realize this may be more disruption than a tenant would want to encounter, although this worked the last time where the tenant moved in and I told them I had this work slated to be done, this might not hold true for every situation.As I mentioned I've never done this before and I'm not sure if anyone else has but I wanted to ask.
