I think the best investment property to start out ultimately depends on how much time you are willing to devote to the investment.

It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.Make sure your property manager is a licensed real estate brokerage.Google Clayton Morris scam and/or Morris Invest scam for a cautionary tale of what not to do when buying turnkey real estateUnderstand you can not eliminate all risk, only mitigate it.

They often say it is a scam or that the coach will just take your money and not teach you anything or that you could learn everything you need to learn about real estate though reading books and listening to podcasts.

Frankly the whole scam might've worked if her scenario was a little more realistic.

Remember, a little effort devoted to marketing your investment property, can pay off handsomely in the years to come.

I, like you I'm sure, don't want to get a deal tied up in a scam or problem vendor.
