Thanks @Jonathan Klemm. it's just couple of blocks west of palmer square and there are standard size new constructions selling for around $1.3million.Just closed on the purchase and it's a 40 feet wide lot.

There is two properties I'm going to look at tomorrow morning. 1 is in York City in a good block relative to the area and another I'm really excited about in northeastern school district that has opportunity for value add and is priced appropriately.

Most likely, these "nice" people will force you to go through an eviction, be bitter at you for evicting them and leave the place a royal mess with damages everywhere.

Doesn't sound like it will be a particularly hard model to copy, and when the word gets out you could find 10 houses on the same block under cutting your prices by 50% or more.
