I've read many post in the wholesaling forum & I am absolutely addicted to Sean Terry's podcasts on iTunes.

I've been using financing but I've had access to financing through my connections in places where retail buyers generally can't get it.Mind you, we're so addicted to debt in North America that we forget that a 100% cash deal can be as good if not better.

Rude or disruptive tenants, drug addicts, law breakers, and non paying tenants.

Real estate wasn’t my background and in the beginning seemed way more risky than I know now.We started investing full-time six years ago as a couple/company and I love that it supports my travel addiction!

That said I'd love to have enough money to buy a few houses next to the 4 people who voted yes to make halfway houses for pedo's, rapists, murders, robbers, addicts, and maybe a few gang bangers to even out the mix and see how comfortable and tolerant they really are.

(Watch me have a hundred by 2020, they’re addictive)If I was you I’d buy a basic house needing some work that I was capable of doing and negotiate a purchase for <$10k and push for seller financing so there was no loan application and no limit to the number you can get. 

As for time spent managing the property, I have nine recovering alcoholics and addicts in one home, living together in a Group Family Environment known as a Sober Living Residence.
