U might want to go to some meetups and see if anyone is an active buyer and pick their brain.

Is there a book I can read or a podcast I can listen to that breaks down the steps for a rehab - starting with how to pick a contractor, how to prepare a SOW, what are the steps in the rehab (ie first you fix the roof, foundation , windows and exterior doors and then plumbing, etc.) , what work can be done at the same time (ie plumbing and electrical) etc.   

I tell everyone that the market is less important than the team you pick to run your operation.Buffalo is a great market if you are looking for a lower barrier to entry and higher cash on cash returns.I would advise you don't fall into the trap of chasing the cash on cash returns.  

Hey Billy, Choosing a program is almost like picking a car. 

We have lived there 5.5 years now with one tenant who I brought with me from the previous property and was hand picked.

I don't want to spend hours on hours of listening to podcasts, picking up nuggets...and lots of fluff.  

I just picked up a Duplex ALL IN, 75k, rents will be 900/ 900, that's a deal :) Good luck
