I pet peoples dogs, help the elderly (sometimes just striking up a conversation with them is enough to brighten their day), compliment people on their yards, etc.

I would go to owner and introduce myself, my company, and strike up a general conversation about the property, the quirks, and the selling/renting price.

Some good reasons for the need to move include: need more space (expecting a child or elderly parent moving in), need to relocate for job, lease ended, house they are in had a disaster event strike (fire, hurricane like Sandy).I just filled a vacancy during November with somebody who was moving due to house they were in had a break-in.Just about anything else for a reason to move is suspect.But you will get some on BP who will only do month-to-month.

Roulette strikes me as quicker version of this type of investing "strategy".

So far we have two strikes against you, one, telling me I'm not doing my job and another for holding yourself out as being something that sounds inflated.

If they are not members of Bigger Pockets, they get 2 strikes in my book.  

From my interaction with Jillene and knowing some of her board members well they certainly strike me as top tier..

Guess, I was just wondering if there was a way to strike balance & still be effective.
