When I pressed them on what is the downside to ask the bank's blessing for the LLC transfer, they gave evasive answers and repeated that "they wouldn't look back on a closed clean title".Closing as an LLC in the first place would require higher rates and down payment, and of course I want to pay residential rates and lower down payment.

Another time they can work is if you have leftover 1031 funds when buying your replacement property and you do not want to pay boot wit the leftover proceeds.If people are worried about the 1031 45 day ID period when your buyer goes hard on their money past DD you can go ahead and look.

I’m truly blessed to find the deals on my first two buildings to be able to create a sizable cash flow for future down payments.

Buying a home after 2 months of reading these books meant I have little capital for a downpayment which is why the VA loan was a blessing.

I'm currently getting my credit repaired as well, only at 523 as we speak.God Bless!
