There are a few listed by the same owner (in great shape, nice areas) locally but they're wildly over priced.

When a little old lady tenant that's been in a rent controlled unit in my area for 30 years dies and the unit goes from 1986-adjusted rent controlled rent to current-market 2016 Bay Area rents, the rent increase from that unit will generally support >3% per year averaged out.

I said to him don't you think 95k is a little much on a flip fee.... well of course turns out the lady owed 200k on it and it was going to court house steps shortly.they list it with a broker for 265k and can't move it then call me in a panic as the house was going to be sold and they would make nothing.

HOA debts are the wild card though, that a title search won't necessarily help with.
