The inquires I get from AirBnB are more of the millennial crowd"The user interface of the 2 platforms, vrbo being old tech (middle aged people won't even notice and don't care, millennials can't bear it :) ) and airbnb on the contrary new with a modern behavior or even language is a perfect match for them. :)

That could be a good compromise between the keeping and getting something more modern.

I want a modern makeover on budget, just like the kitchen as well.

Society has laws.

However, it is need of some modernization(kitchen is 30 years old, plumbing and electric need updated, paint, etc). 

There are opportunities to add value in rehab properties in areas where move in ready, modern style properties are hard to come by, catch up on deferred maintenance, or chip in with a few investors to do larger deals, or diversify into other markets, or asset classes. 

My idea that J has alluded to has to do with teaching basic money based life skills that most people in a certain class of society are never taught or exposed.  

Plus or minus money for modern upgrades or poor condition.

For this, we require them to abide by guidelines established by the ASPC, Humane Society, and American Kennel Club.

Fair enough but it is volatile because we're moving to an Internet Age society now.
