Hello:Could someone please recommend rental management portals that you have used or use to securely store your tenants sensitive documents like passport?

I got pre approval from https://www.loanguys.com and I am having a lawyer look over any additional documentation before I sign, but something in my gut is telling me to avoid them.

The extra interest is small and increases our APR by about 1%.To do this, our lending attorney provided custom clauses in our loan documents, including a deferred payment section, an interest-on-interest clause, a balloon payment disclosure, and a few others.

The tenants have been late numerous times (which I have documented)  They have indicated that they will move out next week, but I am concerned that they might not or even worse destroy the place before moving.  

For example, we had a deal for which one of our investors, a US high net worth business owner, was making several times the amount of the mortgage in cash every year (properly documented) and yet the bank would refuse to give a mortgage.

We also specify the following points to prospects/tenants, either via the lease documents and addendums or "The Welcome Package":The property management company or the owner shall not be liable or responsible for loss or damages to articles or property belonging to the tenant.

So she failed, has no documentation and may as well be making numbers up.

And can close within 7-15 days after documentation and ARV is completed.I also offer help every step of the way.

If they insist on taking you to court, get your documentation together, demonstrate the damages they caused, let the court know you offered a full refund, and hope the court has mercy on you and doesn't charge you the full three months.If you want to avoid problems like this in the future, I recommend you start educating yourself on how to follow the law and handle problems.

In addition consider other documents you will need to have on hand like Pet Addendums, Notice to Vacate, Lease Extensions, Lease Assignments, etc.
