Eviction

Hi,

I am in process of doing my first eviction.  The tenants have been late numerous times (which I have documented)  They have indicated that they will move out next week, but I am concerned that they might not or even worse destroy the place before moving.  

The problem is that the tenants came with the investment property and while I have a lease with their names signed, I do have any additional info like their SS# or Driver's licence#.  So, I am not sure how I would pursue damages and unpaid (2 months rent) if I wanted to.

In hind site I should have kicked them out, but I didn't - lesson learnt.   Any suggestions would be greatly appreciated.

Did you have a deposit when u bought the property? U can always go after them for damages once they move out. Have gone thru this a couple times already this year. It stinks and collection is going to be a headache. But as long as they have a w-2 you will more than likely be able to collect. The chances of you collecting if they don't have a w-2 job is not very good.  There is more to this, but another thing I would encourage u do is ask some others for a local attorney that they trust. It might cost some money but attorneys fees go on top of the amount.
