View reportI'm looking to pitch this to an investor who wants to flip this house in Nashville, TN.

Tenant chose to stay in house during repairs citing Renters insurance declined coverage.

Zillow says the average price for a house in Little Rock is $215,000.

If I were to guess, I would think that the new administration will bring positive change to the housing sector by removing regulations that impede builders, and affect building material costs. 

The sellers says it's just college boys and that's to be expected.He's currently getting good rents...as unbelievable as it may seem and if cleaned/fixed up it could make more as well as increase the value of the property.We own several coworking/coliving properties in the US and Mexico, so we are used to hospitality and properties out of state.However, my questions are;Is this a norm for college students, or student housing? 

Less risk because a house that is paid for cannot possibly be foreclosed on.

- The market is in a little bit of a lull right now (buyers market), its a great time to buy, but slower time to sell (my primary business is flipping houses) I can supplement my flipping business by providing project management services/consulting, helping investors find discounted properties, etc. etc.

Own 10 rentals in Columbus Ohio and building another 21 new build single family houses in Florida that will be a clean BRRRR that will be free and clear.

Thankfully I am currently breaking even on the mortgage with both units rented and we just moved into my girlfriend's parents’ lake house rent free.
