They probably have some short investment horizons for these as their bread and butter is still within the 'normal' scope of fixed income products such as MBS, RMBS, CMBS, ABS, etc.

However, I will say, any market may be synthetically inflated/deflated due to propaganda, politics, or gouging.

You do need to work with someone who knows the area here well though because as you said, you can go from very rough neighborhood to bread and butter in a block, but most realtors here will be able to point you in the right direction. 

Reviews and neighbor relations are the bread and butter of STR, a few bad reviews due to bad location/ bad neighbors will kill business, don't try to talk yourself into a bad deal, there will be plenty more opportunities!

Gives the bread and butter $$, but found some small family owned oil well pkgs.

I'd say the bread and butter is really 60-80k with a 1% rent to value ratio, but you can get a deal above and below that here.

Class B & C  in my definition, are the bread & butter.
