This is very conservative but if my numbers still shake out after that underwriting process then my risks are almost always covered.

And he has someone that just moved out so he is gonna leave that one empty for me to update as I wish.I was thinking to raise around $75 or $100 to start and then see how things shake out.

DON'T DO IT.There's really no need for a formal partnership and anything you would normally do in a partnership you can do informally with hand shake agreements and PER DEAL paperwork.  

Fear is such a prominent theme in our society... not normally the best advisor though...that said, I'd be interested to hear peoples thoughts about the impact of negative interest rates - It's a little early to see the impact of this on countries such as Japan, Denmark, Sweeden and Switzerland, but i could see this completely unprecedented move shaking up the global economy and creating some significant instability.
