Actionable Items to Set Up a 3 Way Partnership

Hi, 

Myself and 2 partners are getting started in SFH-small multi unit rentals in western PA. Due to a couple factors, we are not looking to actually purchase anything for about 6 months. We are however trying to get a very stable base set up, so that when we are ready to buy we can rock and roll. I was wondering if anyone had advice on setting up a good plan of attack and even better, if anyone has actionable steps we can take right now to set ourselves up for success.

Right now we are working through a partnership agreement as well as a loose business plan. What does everyone include in these documents? 

As an example of actionable items, we came up with a few such as read one real estate book a month per person, interview one contractor a month, set up an expense data base within 4 months, among other things. We would really like to get our business infrastructure set up while we wait to buy so any advice would be most appreciated!
