If you are more adventurous you can go north to Baltimore, and to southern PG county and hit the 2% rule or higher.Also you say you ignore appreciation...while I think that may be a good idea on the early properties, as you need that cash flow basis...appreciation is how you really build wealth.

On Pg. 262 of Brandon's book "The Book on Rental Property Investing" he talks about presenting your deal to a private money lender to make sure all the numbers are laid out clearly.Is this the same thing as an Offering Memorandum (OM) or has anyone created a .doc or .PPT for this purpose?

.; for example I think there are currently about 9 different dryer vent slots located on the exterior but only 2 are actually active...I am leaning towards the hardie for sure, just got to wait for a couple more of the quotes to come back and see if they are any closer to the cost of vinyl.
