George, Baltimore has been like that since I first looked there in the mid-80's. Lots of out of area investor's lost some serious dough back then. This is one of the problems with looking at high cash-flows but not knowing the area or the backstory. I only go to Bal-more to see the O's.

Zubair, are you looking in Stafford, Spotsylvania, King George, Woodbridge, etc? The market is still quite weak down that way as far as I can tell. There seem to be opportunities.
