I tell them how wholesaling works (the "cash offer" really being an assignable contract that they shop around, etc) ..and just casually mention that I actually do have cash and am always looking for my next project :)   So in a way, it helps me, but you should know that if you are cold calling this area, you're hitting one of the hottest markets in the country, in a market that is already being very heavily squeezed, contacting people that have already been contacted a lot before.
