Owning rentals safe?
Is owning rental properties safer in case the market crashes? Obviously flipping is risky for that reason, but given I’ve never invested before I’m wondering if it is safer and if people actually rent more if the market crashes

Buy right and they are completely safe. If the numbers work before a crash they will still be working after a crash. A high end property would be the most negatively affected by a crash.
